SMK Apartments is a 32-storey residential high-rise with a traffic profile that demanded high-speed, high-capacity vertical transportation across a significant building height. The development had an existing elevator installation — an older Japanese-manufactured unit — that was no longer capable of meeting the traffic demands of the building on its own. The client required a comprehensive solution that would both expand the building’s elevator capacity with new installations and bring the legacy equipment up to a modern operational standard.
Hub Elevator was engaged to deliver the full scope of work: the design and installation of six new elevators covering both passenger and cargo functions, and the modernisation of the existing Japanese elevator using Monarch NIce control technology. On completion, SMK Apartments operates a fleet of eight elevators, capable of handling the high-rise traffic volume efficiently and reliably.


The core challenge at SMK Apartments was traffic management in a 32-storey building. A single ageing elevator was wholly inadequate for the resident population and daily movement demands of a high-rise of this scale. The client needed a high-speed elevator system with sufficient capacity to handle peak traffic efficiently — reducing wait times and ensuring smooth vertical movement throughout the building.
The requirement covered both passenger and cargo functionality. Residents needed reliable passenger lifts with high-speed performance suited to a tall building, while the building’s operational needs required a dedicated cargo lift capable of handling service and delivery movements without interrupting passenger traffic.
In addition to the new installations, the client wanted to retain and maximise the value of the existing elevator rather than decommission it. The legacy Japanese unit was to be modernised rather than replaced, bringing it into line with the performance and reliability of the new installations.
SMK Apartments now operates a fleet of eight elevators — six newly installed high-speed units and one modernised legacy elevator — successfully serving the full height of the 32-storey building. The installation has resolved the traffic capacity challenge that a single ageing elevator could not address, and the Monarch NIce modernisation has brought the legacy unit to a performance standard consistent with the new installations.
The project is currently running successfully, with the full eight-elevator fleet in daily operation. Passenger and cargo traffic is handled efficiently across the building, and the modernised Japanese elevator continues to contribute to the fleet alongside the new installations — demonstrating that legacy equipment, properly upgraded, can perform reliably within a modern elevator system.
